This young family with two small children needed a design change to the layout of their living area and kitchen in the upstairs of their Woolloongabba Queenslander porch and gable home. Their existing kitchen was cramped and cut off from the rest of the living space in the upstairs of the home. They wanted to improve the quality and size of this kitchen, as well as give a connection to the existing living/dining areas. This was created by designing a more open plan space that would connect the kitchen to the living areas.
Load bearing walls were removed and moved upstairs to achieve the open plan living and kitchen space for the family to enjoy. A new kitchen was also installed in a more traditional theme more suited to the Queenslander style of home.
The parents were also keen to have their own spacious upstairs retreat with a larger walk in robe, dressing room, and generously sized ensuite bathroom. A new main bathroom was also created upstairs in a similar style to the ensuite. Gorgeous chandelier style light fittings are a striking feature of these rooms.
The two existing single side by side garages under the home were then to be expanded to become a full double wide garage opening to fit both family cars in together, side by side.
Unfortunately, unexpected major structural rectification works were required for this part of the project as the previous building company who had not long performed renovation works on the building, had not built to the required legislated code and building standards. For example, no tie down was found to have been installed from the top floor to the bottom floor, whilst other external walls were found to not have a bottom plate in place, which meant nothing was holding the studs together.
Essentially, this resulted in major structural damage occurring to the building over time. In fact, had the Mint Homes team not been called in when they were, because the front part of the building was essentially already in the process of falling away from the main part of the building, it would have become a potentially life threatening hazard for the young family.
Luckily, due to the experience and integrity of the Mint Homes & Renovations team, the necessary structural repairs were completed, and the family now have a home they have not only increased in value, but that they can also safely enjoy for many years to come.
